BUILD AS DEFINED
When a project moves into design and construction, we stay involved to ensure alignment between what was defined and what is built.
what you get
Alignment between design, budget, and construction
Real-time decision support during execution
Early identification and resolution of on-site issues
Coordination across trades, systems, and teams
Protection of scope, intent, and long-term performance
We bridge development vision, technical systems, and on-site execution, so the project is delivered as intended, not compromised in the field.
This is where clarity is maintained, risk is controlled, and performance is preserved.
What We Do in This Phase
-
Integrate design intent, systems, and trades into a coordinated build strategy
We translate the approved design and technical requirements into an executable field plan—aligning architecture, MEP, finishes, and specialty scopes so each trade understands how their work connects and what “success” looks like on site.
-
Govern cost, schedule, and quality as interconnected variables
We manage budget, timeline, and workmanship together—not in isolation—so decisions are evaluated by impact across all three. This reduces surprises, prevents rework, and keeps execution aligned with project priorities.
-
Support sequencing and coordination across teams
We coordinate the order of operations and trade handoffs, clarifying dependencies and ensuring work is released at the right time with the right information. This keeps the site moving smoothly and minimizes stoppages.
-
Anticipate and resolve technical and field challenges
We identify conflicts early (dimensions, tolerances, installation constraints, code issues, material lead times) and drive solutions before they become delays or change orders—protecting the build path and overall performance.
-
Maintain alignment between execution and original development logic
We protect the “why” behind the project—program, performance goals, and value decisions—so field changes do not dilute the intent. When adjustments are necessary, we document them and ensure they remain coherent with the original strategy.
-
Protect scope integrity and change control
We implement a disciplined change process—documenting scope clarifications, evaluating impacts (cost, schedule, quality), and securing approvals—so adjustments are intentional, traceable, and do not erode the project’s baseline.
